A house that is occupied every weekend through the summer and mostly closed afterward is not managed the same way as a house where somebody lives twelve months a year.

Heating schedules change.

We describe our May through October program specifically for summer homes and seasonal properties.

That makes sense for a house where the owner’s main concern occurs during the months when doors are opening constantly, guests are coming and going, outdoor meals are frequent, and the property is being used every week.

The service is monthly during that seasonal window.

Our regular general pest visits include interior and exterior inspection, targeted treatment around identified problems, preventive work, and monitoring.

That is broader than simply spraying around the foundation on a fixed schedule.

The technician can compare what is happening inside with what is happening around the structure and adjust the work around the property.

For a summer-only household, that may be exactly the period the owner wants professionally managed.


A year-round home gives the technician another set of conditions

We also offer monthly service throughout the year for full-time East End residents.

The reason is not that the exact same insects remain equally active every month.

The pest picture changes.

A home that stays occupied through colder weather can have different concerns than it did during peak outdoor season. We specifically note rodents seeking shelter as one reason a year-round customer may prefer service continuing beyond summer.

The inspection process can shift with the season instead of the service simply stopping when patio use slows down.

For homeowners who consistently see pest activity during colder parts of the year, that continuity may be more useful than restarting a relationship every spring.


A seasonal house may still need off-season attention

Calling a property a summer home does not mean nothing can happen there after October.

Some seasonal homes are checked by caretakers.

Some are used occasionally through the holidays.

Others remain mostly closed for months.

Property managers should share what happens when the owner is away

A house manager or caretaker may notice pest activity long before the owner does.

That information should make it into the service history.

Where was activity seen?

Was the house closed at the time?

Was food being stored there?

Did contractors recently work in the basement, crawl space, attic, or exterior?

Were doors left open during a project?

A seasonal general pest program should not automatically be assumed to include every outdoor treatment or termite-monitoring service.

Each program has its own reason for existing.

Two neighboring Southampton houses can need different service schedules.
