A perimeter treatment buys time. It does not invent a seal on a gap under the slider, a torn screen, or a dryer vent that never got a cover. Start at grade. Mulch against siding, soil over the slab, and stacked firewood against the house are highways. Move mulch back. Lift firewood. Note gaps at hose bibs, AC lines, and cable entries. Photograph each gap with a coin or key for scale. That photo is the repair ticket, not a mood.

Vents, crawl doors, and the seasonal house
Foundation vents, crawl access, and garage side doors are the usual misses on seasonal homes. A house that sits closed then opens for guests in Montauk or East Hampton often shows trails the first humid week. Downspouts that dump at the foundation keep soil high and gaps hidden. Extend them. That is a property task, not a pesticide task.
Outdoor living does not replace the envelope job
Deck dinners, trash at the patio, and mosquitoes at dusk are real. They are not a reason to skip door sweeps. Keep mosquito control and tick control on habitat and water. Make the repair list short and dated
Three gaps closed beat twenty noted and ignored. Assign an owner: house manager, carpenter, or homeowner. Date the closeout photo. On the next service, we look at whether those gaps are still open. Recurring trails through the same hole are a maintenance miss, not a mystery about the last spray.

Guest weeks still happen with doors propped open. A slider left on the latch all afternoon is an entry point you will not see in a winter inspection. Put that on the house-manager note next to the sweep list. Westhampton Beach cottages and Bridgehampton estates fail the same way: the hole is known, the carpenter is not scheduled.
If ticks and mosquitoes are the loud complaint, still finish the envelope list. Outdoor habitat work does not close a gap under the kitchen door. Keep those services on separate lines so one missed repair does not get blamed on the wrong program.
